Liz Hack:And today's episode is we're gonna look back at one of our presenters that came to the Real Estate Distilled National Conference that we had back in March. And today, we're going to listen to Brandon Duncan's presentation. Scott, do you remember the name of the podcast the title of
Scott Hack:Yeah. So Brandon's was about writing effective prompts for LLMs or large language models, specifically like ChatGDP. So in, you know, two letters, it was about AI.
Liz Hack:It was about AI.
Brandon Duncan:Yeah.
Liz Hack:And what was great about Brandon's presentation, I think, is that even somebody new to using AI, like I feel like I am, I still got something out of it. I still learned something like that first step or that second step to using AI in my everyday business.
Scott Hack:Yeah. So writing effective prompts is basically the the foundation of how to interact with the inner the interface. So how are you going to what do you send into it into the chat GTP to get the information out? So I know that Brandon did a ton of research. I know he did a ton of case studies and showed like how people were actually using it and maybe specific examples how he was using it in his business.
Liz Hack:Yeah. He talks a lot about researching on YouTube specifically. Okay. So it's a really interesting presentation. I hope you all enjoy it.
Scott Hack:Yep. So without further ado, let's go ahead and get Brandon Duncan's presentation queued up for you. Welcome

You can use your phone too if you don't have your computer, so you can use your phone as well.
Brandon Duncan:That's the cool thing with these small computers in our hands now. And while you're doing that, just a brief intro. I'm Brandon Duncan from the Raleigh market. I have been in real estate now. This is year thirteen for me.
Brandon Duncan:I have a small team at Compass of two other agents. What else? I like AI. I'm a nerd. So if you ever hear me talking too fast, just let me know because I will get carried away with some of this stuff because I really enjoy it.
Brandon Duncan:So if you ever see me talking too fast, just kinda like just do this right here so I can slow down because I don't wanna talk too fast and then you miss something that is important that you can implement into your business. So but we're gonna have this class is gonna be interactive to where I'm not just gonna talk the entire time because I hate hearing myself talk for thirty, forty minutes at a time. So be prepared to answer a few questions though. So everyone has their computer, they're logged in chat GPT, ready to go? Alright, cool.
Brandon Duncan:So we're gonna talk about how to prompt when using AI. Prompting is one of the things now with AI that is going to be a big big, in my opinion, like the best thing that you can learn to utilize AI. Because AI is very smart, but it's also very dumb. So with AI, it's trash in, you get trash out. It's just like what is a computer.
Brandon Duncan:A computer, if you don't program it the right way, the program is not the right way, it's not going to function and do what you're trying to do with it. Everyone's heard about AI. Who's using AI right now in their business daily? Okay, we got a lot. So give me one use case that you're using AI for.
Brandon Duncan:Marketing. Who else was raising their hand? Videos? That's the one that everyone uses it for is property descriptions because all our homes boast this beautiful bathroom. Boast is like the word that gives away that AI wrote it instantly if you see boast in the description.
Brandon Duncan:One more person. Who else was using? Yeah, that's good. That's good. Yeah, yeah.
Brandon Duncan:So these are all great uses of AI. And so with AI, have basically artificial intelligence. It's you see the I'm not gonna go word for word on the slide here. But the AI has basically opened up a door for us to do things in record times that we didn't have access to three years ago. And so when AI first released, it was like one of the things like kinda to me like a fad, but it has basically changed to the point now that everything that you do now has some kinda AI factor to it on the back end.
Brandon Duncan:So it's kinda like one of those things I always tell everyone that this is like the new internet phase. If you're not getting into AI right now, you will be left behind. And using your business right now is the best way to save time and to help build your business. And so you have different ones. We'll talk about ChatGPT today.
Brandon Duncan:So ChatGPT was the very first one. OpenAI was the very first one that came out. Then now you got Google's bar, Gemini, you have ClawAI, you have Meta which is Lama which is an open source which is free. You have Grok from X. What else?
Brandon Duncan:You have Mistral. There's over DeepSeek is the new one that everyone's talking about too. There's over like three to 400 different large language models. And the large language model is only the information that the AI knows about. So it's trained on different scenarios, different outcomes.
Brandon Duncan:That's what the LLM means. Whenever someone says LLM, that's what they're talking about. So why should we embrace AI? It means you're gonna stay ahead in marketing, efficiency, customer experience, and the thing that people get with AI that they think they're gonna replace you, AI is not here to replace you. It's here to help you maximize your job.
Brandon Duncan:So anything that you're doing, AI is gonna basically help you be more efficient at it, be faster. You know, if it took you two hours to write out a proper description, now you got it done in fifteen minutes. So you save time so that way you can do more customer facing things. So what we're gonna do with the computers now, the main thing that you wanna do AI, a lot of times people say that AI sounds like a robot. It sounds very generic.
Brandon Duncan:Like when you write the list of descriptions, it says it boasts a beautiful balcony off the sun's off the side of the bedroom. You know, this pristine what's the one that uses a lot? Pristine bathroom that's a spa like beautiful like those are the things they use. So what I did and how I use AI is that I went in and built a persona. So the persona gives you the AI that makes it sound like me.
Brandon Duncan:So when they get responses, it uses the slang that I use, it uses different terms or like just different scenarios. The AI will actually respond just like me. So what we're gonna do in our with your computer right now, we're gonna go to the computer and we're going to input this prompt. Actually, is this the prompt? Yeah, here it is.
Brandon Duncan:So what you're gonna do is you're gonna interview yourself. So you're gonna interview yourself with these 10 questions, you put this prompt in, and when you give the answers to this prompt, these questions, these questions will basically build your persona so that way that you, whenever you ask a question to ChatGPT, it will respond just like you, like how you do. So I'll give you guys a few. I mean, I'll give it to Scott if he wants to share it out. Yeah.
Brandon Duncan:Well, I'll tell you this. This is a cool trick too. Take your camera and just take a screenshot of this in chat GPT and it'll input the prompt into your actual, into the navigation bar so you can actually utilize it. You don't have to write it down. You can just take a picture up and do it that way.
Brandon Duncan:All right. So with these 10 questions, it's basically like I said, it's gonna be like a personal interview. It's just like if I was going on to a date with someone or job interview, they ask me these questions about myself. So when you answer the questions at the very end, once you give the answer, you're gonna tell ChatGPT to analyze your responses and build persona so whenever you ask a question about x y z, whatever you wanna put in there, that you respond using this persona. Because with ChatGPT, it saves the memory.
Brandon Duncan:So that memory will keep in your profile and every time that you want it to respond to your persona, you can. You also can turn it off if you want to. Like say for instance, if it's something very basic that you don't wanna respond like how you normally respond, you can actually turn off the persona as well too. I'm a give you guys a few seconds. Give me some of the questions that you guys got from there.
Brandon Duncan:Another question.
Audience 1:Anybody else? If you were to describe your ideal place, then it would get public. Okay.
Brandon Duncan:So let's get really personal with you. So it does that. So in turn, like I said, whenever you ask a question you build out, any kind of agent or anything that you build in ChatGPT, it's gonna respond based off of your responses of what you gave it. And another cool way to use it too if you don't wanna type, I hate typing. So I absolutely love it.
Brandon Duncan:You can actually talk to it. Use the voice to chat. It actually will you can use the if you have the paid account, you actually can use the I think it's I forgot the name of the guy. But you can actually talk to it and it'll actually build this persona the same way. So I did mine, I was out walking the dog one day and I said, how how can I take this AI and make it sound better?
Brandon Duncan:Because what I did early on is that I built out chat GPTs for training, for role playing, for marketing, built out drip campaigns. And the thing that I kept getting is that it just sounded the same, like regurgitated, just like word word salad or so. So it didn't sound right. So I'm like, this doesn't sound like me. So I was like, how can I make this chat GPT sound like me?
Brandon Duncan:So when I send emails back to people, it's a lot of times it's not me. It's chat GPT that's responding to the emails, but it sounds like me. So this is one of the ways to definitely do that. So I want you to do that now. So now all your responses, once you finish that, all your responses should be 10 times better coming out of chat GPT.
Brandon Duncan:All right. Now who's been on like these Facebook groups and you see people share these, I'll say three page long prompts. You know, like put this in and it'll give you this. One thing about prompting is that you wanna start small. You do not wanna put in a huge prompt because it's just like a computer.
Brandon Duncan:And so if I give you 20 tasks at one time, you're gonna do the 20 tasks, are you gonna do them well? You're gonna touch on it, you're gonna hit here, you're gonna hit there, you're not gonna do them well. So when you're doing the prompts, wanna be specific but you wanna start small. So if I wanna do a marketing plan, I'm gonna say, hey, give me thirty day marketing plan for a real estate agent. I'm a start there.
Brandon Duncan:It'll give me thirty days. So now I wanna break that down a little bit more. I wanna say, okay, well in the thirty days I wanna talk about how to get your home sold. I wanna talk about effective ways to market your home. What does days on market do to perception of your home.
Brandon Duncan:So I'm breaking that down now so that the AI can actually go in and give me better results for each one because it's not just a big big broad prompt that you give. Even though that the AI can do it, you don't wanna do those huge prompts. And you wanna give examples. So anything that you put in there, if you have an example of it, give an example to that prompt, I mean to that chat GPT. Because if it has examples, it'll give you better outcomes as well too.
Brandon Duncan:You wanna define your tone. So if you have a brand voice, but now we all have our persona, I mean persona, so now you can have it match your brand or you can have it match your persona for what you want to have come out as far as the output from chat GPT. And you wanna ask open ended questions. With the open ended questions, what it does, it lets chat gpt learn a little more about what you need to give you a better outcome. If you're asking, you know, just very like yes and no questions, it'll give you those answers but it will not elaborate.
Brandon Duncan:So you wanna give it to elaborate because what that does for you, it actually opens up your imagination to go deeper and say, oh okay, well let's go this route. Let's get better at this to make your outcomes a whole lot better. Am moving too fast? Good pace, good pace? Okay, perfect.
Brandon Duncan:So examples of effective prompts to start out with. So I'm in Raleigh, so what I did is like create a five step guide for first time home buyers. So when I went in with that guide, I basically it gave me five steps. So let's say if step one is get preapproved, I'm gonna say, okay, well, get preapproved. Give me some details and examples of what is the best time to get preapproved, who should I talk to to get preapproved, and when should I get preapproved before I bounce.
Brandon Duncan:So you're just breaking it down. And then I would take that and I was like, okay, well, we have all five steps. Let's take each five step and let's take step one and we're gonna take everything that we got in this prompt here and make it make it more efficient as far as you wanna make it more efficient as far as like, hey, let's let's I'm sorry, lost my thought there. Let's streamline it to make it more efficient to where you can understand this and it sounds like me and my persona. The second one like this one, these are just examples so you don't have to do you don't have to go through.
Brandon Duncan:But these are examples of the way you start your follow ups and your prompts. So another thing that we work with, and I work with a lot, is AI agents. So who's heard of AI agents? I got one. What have you heard about AI agents?
Brandon Duncan:That's right. That's right. And so this is actually my favorite thing to talk about. So I'm gonna go a little bit more deeper into this one. AI agents is basically what he said.
Brandon Duncan:It's just like the internet. It's basically me saying, hey, I need you to email Scott this and the AI will do it for you. So with ChatGPT now, you can build these agents inside of ChatGPT. So where you can build yourself a personal assistant, you can build someone who checks LinkedIn for you. You can build one that actually responds to text messages.
Brandon Duncan:You can build something that makes phone calls. You can do all these with AI agents. And so what the AI agent does is it learns from the responses that it gets from real time users. So when it gets those responses in, it builds like a database of like a brain like, okay, well, I sent this email out and they responded this way. So the next time if I get the same email, I can respond the same way so it's building on top of each other.
Brandon Duncan:And so what I use it for right now, I use it for lead qualification. So if I get a new lead that comes in, it goes to the AI, the AI is gonna actually qualify the lead so I'm not doing this, it's saving me time. And then it's also gonna start the follow ups if they don't respond. So that's what we're doing now. And then they work beside you so it's not gonna replace you with the AI agents.
Brandon Duncan:The AI agents are there strategically so that way you can build your team and save money. Because who all has an ISA department? Not to talk bad about ISAs, but who has an ISA department? You do? How many ISAs you have?
Brandon Duncan:One. So with this right here with the AI, we had three ISAs. So I have no ISAs now because we got it in, we got it so efficient to where it can make the calls and the pickup rate and the call rate was about the exact same but the AI can do 60 calls in one minute. There's no ISA that can do that. It's not a you have different software for it, but it's not just like a particular one.
Brandon Duncan:You can build them though. So there's different programs you can build like make.com, Zapier, you can build AI agents in there. There's another program called N8N that allows you to build AI agents that you can build for follow-up, like I said, personal assistant. N8N. N8N.
Brandon Duncan:So it'll allow you to build just different like I said, build follow-up. You can build we've built like pricing tools. Like you can go in and say, hey, you know, if I'm going to this is not this is not real estate related, but let's build a pricing tool for a mobile car detailer. So you can have the AI come in and you give all the details of the mobile detailing company and then it'll spit out a price. It'll spit out a date to actually let you allow you to book appointments and everything too.
Brandon Duncan:So AI agents is gonna be what you're gonna see a lot more of now. And if you ever get on YouTube, if you ever go into these programs, we all see the ads on Facebook where you have, you know, 50 people saying, hey, make AI calls, make AI text because that's what companies are going to now. And it's like if you get onto it now and learn about it, you can actually build these out for yourself. You don't have to have a big company do it. You can build them out for yourself.
Brandon Duncan:It's a little learning curve but you actually can do it yourself. So we build a custom software. Yeah. I'm not selling up here today. But so we built the custom one.
Brandon Duncan:And learned it from YouTube. So I'm a YouTube warrior. Like my days when I'm not doing anything, I don't watch a lot of TV, but I watch YouTube. So I'm on YouTube, learned how to do it. And when you get into it, you basically learn like, how can I take this small task and have AI replace it for me?
Brandon Duncan:So like right now, if I get a showing, we all got the new change in commissions where we can't put commissions in the MLS, we can't do that. So now when I have a showing online, everything is routed through AI. So if someone schedules a showing for me, the AI catches it, sends them an email with the amount of buyer agent compensation, sends them all the disclosures and I never touch it. If they have questions about it, they call the AI, the AI knows the information about the property information, the commission, it'll ask them if they wanna send the property disclosures so that way that took away 20 calls a day that I was getting about, hey, what's your buyer agent commission? Are you offering one?
Brandon Duncan:Can I get the disclosures? Those calls are going now. So that's when you gotta look at like, hey, can I take this task and replace it with AI? So what's one task that you hate doing that we can talk about that we can probably replace with AI? Someone got a task they hate doing real estate every day.
Brandon Duncan:That one, yep, yeah. So in building that one, it was very easy. It was just basically a smallmake.com. You took AI and say, you pull the information from the email, extract it, and then you send out an email because the actual agent will send from your email. So it was a very easy one to build.
Brandon Duncan:But like I said, it is something that we built out and I actually built it for a couple other agents in our office as well too. What's another tech? Make.com. And these are all low code things. This is one thing I love like to talk about as well too, is that make.com, nad, and zapier are all programs that you can use that doesn't like require you to know how to code because I don't know how to code.
Brandon Duncan:So I don't know anything about JavaScript and as far as like the details of it, but I know enough to get around those programs and you can learn it from there too. What's one another task that you might have that you'd like love to replace? You say what? Nurture online. Nurture leads online.
Brandon Duncan:So you can set up different nurture programs. I mean, Sierra has a program now with AI follow-up that you can use and it's just basically taking in the You prompt it and you're taking in the response from the new lead and then the AI is smart enough to say, hey, let me respond with this to that lead. And you can do that with Sierra. You can do it with a lot of programs, Sierra Lofty, go high level, structurally. All those things do the AI follow-up.
Brandon Duncan:One other task. I saw you go hand over here. Yes. So you can build it to do that as well too. You only can do it with your business though, not personal because Facebook will lock your account down.
Brandon Duncan:So you only can do that with a business account. If you have like the automatic reply on personal accounts, it will when they catch you, they'll close your account on Facebook. So you gotta make sure it's a business account which you can set up AI to do that using GoHighLevel. You can use Who else does it really well? There's one other company I'm drawing a blank.
Brandon Duncan:But GoHighLevel will allow you to do that as well where if someone sends me a message on Instagram, the AI will jump in and respond back. Mini chat, that's what it was looking at. Mini chat does that too as well. One other thing. You can actually take it.
Brandon Duncan:So a easy way to do that is to take your contract and just take a picture of it and upload it to chat GPT. And it'll tell you if everything on that form is actually where it needs to be, what's in that that form as far as like dates, times, like anything, any kind of jargon that you have, like legal jargon, it'll give you a breakdown of actually if it's written it's filled out correctly with ChatGPT. Alright. So we're gonna keep going on here too. Alright.
Brandon Duncan:So this is more of some like advanced prompts. So everyone does like they tell you to do SEO and blogging, stuff like that. You can use the AI to go do your blog posts and basically go in and take keywords and take that keyword and say, hey, build up a blog post on the keyword. Now with your persona, you'll actually be writing those blog posts in your voice, in your brand voice. So this is one way that definitely makes it sound sound more like you and not just a generic post that you get from a lot of times the outputs from from AI.
Brandon Duncan:Create YouTube scripts, discussing. So you can do that. Email drip campaigns. All these things have been can be done literally in a few minutes when you're putting into the AI. And we will get into more question and answer after this though.
Brandon Duncan:But best practices for AI, you wanna define your clear goals for AI. So everything like I said is trash in, trash out. So you wanna make sure that everything you put in is something that is gonna be detailed. It's gonna be detailed and it's basically what you're looking for is your goals, make sure they're defined clearly. You wanna train your AI.
Brandon Duncan:So if there's things that change, if there's processes that change, if there's a new you know, anything that's new on on your task, wanna make sure that AI is updated. You wanna balance automation. This is one thing that I get a lot of people that do. They actually take AI and they try to use it for every single thing. That is the worst thing that you can do because it will you it will bite you in the behind after over time if you do actually use AI for everything.
Brandon Duncan:So make sure you have some human touch with it, tweak the responses that you get, don't automatically just pull it out from AI, tweak it and go through. Certain things I don't care if it's like straight AI because I don't need to be in it, but if it's like an email to a client and they share some personal stuff, I might wanna have more of a personal touch to it. But if it's something that's very generic business as usual, I'll let the AI handle it. Then you wanna monitor it. You can't set AI and forget it.
Brandon Duncan:That's one thing that will be bad for you. Can't set it and forget it. You wanna make sure that you monitor it and if there's anything that sounds funny, you can go in and re prompt it to make sure that it's going the right way that it needs to go. Alright. This is what I wanna do mainly questions.
Brandon Duncan:What questions do you guys have that about AI that you that's burning questions I would say. What you got

Brandon Duncan:Once you build up the persona guy Mhmm. In my No. You don't. It'll automatically do it each time. Now when you don't want it to sound like that, then you'll say not in my persona.
Brandon Duncan:It'll actually do it. It will it will change it to a different tone. Anybody else? You can, but you want you don't wanna do too much of that because the memory, they do have a limit on it unless you got like the really the $200 month plan, you have more space. But if you do a lot of video uploads, you can do it.
Brandon Duncan:So what you can do with that is that take your there's a program that you can actually get and take all your so like, I know Karen does YouTube. She can actually take all of her YouTube videos, download the transcripts, and basically build a persona just from those YouTube transcripts with AI. And then it doesn't keep all of the information stored into into ChatGPT so that way you have more memory to do other things. Like if you wanted to say, hey, I wanna have a brand voice, but I also wanna have persona. So now you have two.
Brandon Duncan:Like, okay, my brand voice is like, I want it to sound like this duncanprimerealty.com, but the other stuff I want to sound like Brandon Brandon Duncan. So that's what you can do. Any other questions? Yeah. You can do that.
Brandon Duncan:So you can go in and basically, it's a little more detailed but you can do that. And basically have it into a PDF and it'll pull basically like just using the webhook. You can pull everything, put in PDF. You can actually put it into a Google spreadsheet if you want to do that as well too. But you can do that.
Brandon Duncan:Is Claude is chatty. It's very chatty. ChatGPT and it depends what you use it for. So that's a good I love that question. Long winded on the text message.
Brandon Duncan:Where ChatGPT is gonna be very straight, concise, and to the point. Hello? Hello? Okay. Any other questions?
Brandon Duncan:Jonathan Mast. He's he's on there. Look him up. Long white beard. He's really good at prompting.
Brandon Duncan:He has a Facebook group that's called prompting AI for entrepreneurs. Get into that group. Because they do more so I do a lot more with chat GBT as far as chat GBT claw, like the language transactional stuff. So he gets into actually Sora, the the all of the image mid journey. There's another one too that's really popular now.
Brandon Duncan:Starts with a f. They do more of that stuff. I don't I I'm aware of that. I don't do a lot of stuff with AI on that one because that is a little more detail, but they have the AI pictures. They create the AI videos and stuff, and he teaches you how to do that.
Brandon Duncan:So he's really, really a good resource. Jonathan Mast, m a s t. Yeah. Yes. It is AI for entrepreneurs.
Brandon Duncan:Start using it for your marketing. As far as oh. Oh. No. No.
Brandon Duncan:I like it. Okay.
Liz Hack:I asked sorry. I asked what my my question was, if you don't have any AI in your business at all and you wanna start, what are the first one or two steps that you would suggest?
Brandon Duncan:So the first thing I would do is build a persona like we did in ChatGPT because she wants your AI to sound like you, and then I will go to use it for my marketing. Build out my home buyer guide, home seller guide. Give me a twelve month follow-up for Instagram that you can post on Instagram with different posts. You know, anything that that can take it off my hand where I don't have to go out and buy or hire a social media manager. Like, no one should have to hire a social media manager now unless you just want somebody to post it for you.
Brandon Duncan:But the actual build out the content, you can do that yourself to build out the content. Another thing that you can build is, you said it earlier, is basically build something for role play. Like, you can actually have a role playing agent. So what I did with that is I actually went through Tom Ferry, Mike Ferry. What's the guy?
Brandon Duncan:The the he wrote the book, like, what the way with words or something like that. Yes. So I took I took all their PDFs, all their scripts, put it into a chat GPT, and built an agent to actually to role play with. So it uses all of their trainings to role play with me. So if I say, hey.
Brandon Duncan:On this call, this is what was said. It'll actually take it, analyze it, and say you should you could have said it this way. Like, try to say it this way. If I wanted to do that to say, okay. Got a text message campaign.
Brandon Duncan:I wanna build out a text message campaign. It'll take all of their trainings and build a text message campaign just from all the information that they have. And this is all in AI. And this literally took me an hour to build one day. Just sitting there just find it was more it was harder to find their scripts and stuff and actually build it.
Brandon Duncan:It would be. It would be. So that's a custom GPT. You can build those if you have the paid plan. So if you have the paid plan, you can build a custom GPT.
Brandon Duncan:Yeah. Yeah. I'll share it with you guys too. So I already have it built, but I'll share it with you guys so you can use that. You can do it, but check GPT.
Brandon Duncan:The graphs are not that great. It's kinda very basic generic. So that's what you wanna use, like, the the mid journeys, the Canva, stuff like you could take it. And so, basically, Canva has a plug in now. But you can take that information from the chart to build out the actual like a written text.
Brandon Duncan:You could take that and say, hey. Look. Analyze this data here and actually give me an email that I can send for my newsletter, for my clients, and it'll actually go in and pull all the information that you want out of it by telling me exactly what you want on that email. Any other questions? Day one.
Brandon Duncan:I literally, when I saw the email and it popped up, I created the account. And the first thing I did was like, hey. Create a drip campaign for a fifty day follow-up, and it did it. And then I did, like, workout plans that never used. And so I did that workout plans and then recipes, and I was just like, oh, this is, like, really cool.
Brandon Duncan:And so the other part is, mastering, like, the AI agent side of the thing. That took a little more time because you're actually going in and you're having to do something. So that's the thing that is what a lot of companies are hiring for. If you they're replacing their other employees with AI agent. So and I'll give you an example.
Brandon Duncan:I have a cousin that works at, I think, BCG or something like that. So they're taking their information and they're building their own internal AI. So let's say if I hired 50 interns to do research processing, I can use the AI now and do the same amount of work they did with one AI than hiring 50 interns or hiring some. So it basically streamlines a lot of things, or they could take the interns and say, hey. You guys can go do this instead of doing the research that we don't need the company to do anymore.
Brandon Duncan:So you have to look at it from a point like, okay. How can this help my business? How can it streamline my business? And just doing those marketing things will help you streamline because everybody sits here. We always try to figure out, you know, what can I say this month for social media?
Brandon Duncan:Don't you can go in. You get with perplexity, you can actually go to perplexity and say, hey. Give me the top 10 topics in real estate right now. And it'll give you the top 10 topics in real estate this month, and you can build a entire social media campaign on that for the next two weeks or next month just because it's available there and you're not doing it takes it'll take you twenty minutes to do that. Yeah.
Brandon Duncan:Yeah. So I'll show you. And you can do all this. So there's different programs. You got Vappy.
Brandon Duncan:You got Synflow. You have Thoughtly. What's the other company? We're using retail. So retail is the one we're using.
Brandon Duncan:And mhmm. So, basically, what it's done for our team I won't say the actual I don't have, like, the percentage of it, but as far as, like, keeping leads active and engaged in the system, it definitely has been a change. So for instance, last year this time, I think our team was only working with, like, maybe, like, four buyers at this time last year. And this year, my buyer's agents are booked to a point where they are turning people down because the AI is sending stuff. And it books the appointments on their calendar automatically, all this stuff.
Brandon Duncan:So they're just making calls at this point. No. No. And I cheated on that because I actually have a voice clone, and this is my wife's voice. So it sounds like it sounds just like her.
Brandon Duncan:Hold on. I'll show you some too. But any other questions while I'm pulling that up? Yes. Yes.
Brandon Duncan:Yes. Yeah. So it's all ChatGPT at the end of the day. It's just a different way of processing it. So to do a voice agent, not to get super technical, is that you have the user gives it so that you have a user and the agent.
Brandon Duncan:The user asks or requests a question. The ChatGP takes the information, processes it through a TTS system, text to speech system. That text to speech system then processes it back to the to the system, and then it talks. So that's how you get the voice to come out of. You you have to set that up.
Brandon Duncan:You have to make sure you're compliant. Yeah. Yeah. Yeah. You can set the parameters up.
Brandon Duncan:Like, if you have say, hey. If this person says do not call me, the the agent will actually get off the phone. It won't keep going. It'll stop and say, hey. You know, have a nice day.
Brandon Duncan:We won't call you. We'll remove you from our list. And then it's up to you to remove them from the list. Mhmm. Yeah.

Brandon Duncan:see it basically if it gets to the point where it's fast enough that you won't really have call centers with people in. You're gonna have just AI agents because it's scalable to where, like I was saying earlier, if you build it and, like, pay for the bandwidth, you can have it making a thousand calls a minute. So you you it's talking to a thousand if it's talking to a thousand people one time, it can actually process and have those conversations and keep calls. So what I'm seeing now in some of the groups and stuff that I'm in is that they're building call centers overseas with AI agents. And so when they call you and say, hey.
Brandon Duncan:We can call your leads. They can call your leads, but they have it's the AI that's calling those leads on there. So it's a it's a technology where I look at it from a standpoint of they're gonna make it sound more realistic. It's gonna get faster. It's gonna get smarter.
Brandon Duncan:So it's gonna get smarter to the point where it's gonna have doing decisions for you. Because, like, right now, ChatGPT released, I think, a month ago where it actually the operator, it actually can book a a flight for you by just telling it on ChatGPT. It'll take over your computer and book the flight with everything. We have one. I actually tested one out.
Brandon Duncan:I actually went and ordered a piece with the the voice AI. So the person did was like, is this a bot? You know, after a while, he called it. But the the bot it went through the online, found the piece of place, called the number, and ordered the piece based off what I told it to order. Retail is all built in.
Brandon Duncan:So that's the TTS system. So if, like, I think Ryan Ward, he's not in here. He was asking about building it himself. I said, yeah. You can build it yourself, but if you build it yourself, you're gonna have to get the the voice from Eleven Labs.
Brandon Duncan:You have to find the TTS system to have it. You have to go to Twilio to set up your account for it to do AI calling, which is SIP trunking. Then you have to go and set up the system as far as the bandwidth to make sure that to make sure that you're compliant as far as what call is. So there's a lot of steps to do it yourself. Instead, you can go to retail and just it's already done for you.
Brandon Duncan:You're just basically picking your voice, putting the prompt in, and then making sure that the agent makes the call. So here is retail. Yeah. Hello. Here's the Hi, Brandon.
Audience 1:It's Ryan with Duncan Prime Realty. I saw you were looking at homes on our website. Are you still searching, or have you already found something you like?
Audience 2:I'm still searching right now.
Audience 1:Got it. What's got you thinking about a move?
Audience 2:I was just looking for a bigger house. You know, we have a baby on the way, so we need some more space.
Audience 1:That makes sense. Congratulations on the baby. Are there specific neighborhoods or areas you're considering?
Audience 2:We're looking at the Apex area.
Audience 1:Great choice. What are the must have features you're looking for in your next home?
Audience 2:We certainly need a bigger home with at least four bedrooms, a downstairs office. New construction would be nice.
Audience 1:Got it. Four bedrooms, a downstairs office, and possibly new construction. Do you have a budget range in mind?
Brandon Duncan:It'll go through the whole call. It'll through this board. But that's the premise of, like, how that works. And these are outbound. Like, whenever Lee comes in, the AI kicks in and calls if, you know, there's no issues.
Brandon Duncan:And AI will break. So that's the thing too. It's all new technology. So when you ask the question about where I see it in three to five years, I see it get more efficient to where you don't have the hiccups that you have now because you have the hiccups where systems go down as far as the AI decided to do this on its own. Because that's that's kinda what you're given is is a brain of its own sometimes.
Brandon Duncan:So it may say something that you don't want it to say. So I see it getting smarter to where every single time you tell it to do something, it follows that task to a t and you don't have those issues with it. Another thing with AI is just downtime with the systems. The, you know, quad goes down, chat GPT goes down sometimes, but you can't go into the system and use it. So, you know, those gonna be more I think they're gonna be more efficient in the future.
Brandon Duncan:But as far as, like, telling you exactly, if anyone tells you that they know exactly what AI is gonna do, they you don't list them because they don't know. We don't know. I use Gemini just a little bit because it's like included into our workspace now. I haven't really jumped into Gemini a lot yet, but I am going to because they released a lot of good stuff with Gemini. For recruiting wise, you could just build out different different marketing plans for recruiting.
Brandon Duncan:You know? That's a good question. But it's it's something that you could definitely get into. I haven't did it yet, but it's definitely something you get into. Yeah.
Brandon Duncan:You can do that. I wouldn't do that though with real estate agents because they pick up on it. I've had some and I've had some call me before. So there are companies out there that's using AI for recruiting, and you can tell because it comes up very like, they're still using more of the generic stuff. So but I wouldn't do it for recruiting agents.
Brandon Duncan:I would do the texting for recruits, not the voice call though. Because the no. That's a different one. You can do that's different programs. Can Structurally does that for recruiting.
Brandon Duncan:Who else did you use? GHL will allow you to do that. You can go go high level, so you can use that too. Yeah. So with that, I wouldn't use it in is to imitate myself.
Brandon Duncan:It's always an assistant. So that way they knew not to ask that question. It's like, hey. This is Brandon's assistant call. Like, that one said Ryan.
Brandon Duncan:Ryan is my assistant. So it's not me. So, yeah, that I wouldn't do it as yourself. The only time I, like, allow it to kinda act like me or mimic me is on emails and text messages sometimes. But, like, when it calls out, it's always an assistant.
Brandon Duncan:You said how many would people mess up with it? Mine won't do that. So, like, when you try to do that, it'll end the call. Mhmm. Some people do.
Brandon Duncan:And you don't have people that's, like, talking, like, really bad to it. They'll try they call it break the bot. So what they'll do is they'll come to your site and just ask random questions, you know, just, like, you know, tell me who's the first president of The United States. You know, write a story about the war of eighteen twelve, stuff like that. And and the way I have it set up is that if they don't ask related questions to it, it just ends the conversation.
Brandon Duncan:It's like, okay. Well, it looks like you can't you're not focused on real estate. I'm here to help your real estate needs. Give me a callback later at a different time and hangs up. So and that saves money too because that costs minutes when you're doing it.
Brandon Duncan:This is all minutes. So if they're doing that, they're gonna be using your money. So you don't want it to carry on conversations like that. I really don't keep keep up with it because it's just it replaced my ISAs. And I was paying 2,000 a month in ISAs, and I don't pay nowhere near Yeah.
Brandon Duncan:It's a lot less than that. So I don't even pay attention to the cost, but it's just like it runs. It's just running in the system now. So it's like the cost to me is negligible. So We use it to help with our calendar.
Brandon Duncan:So my my wife would go in and say, okay. This is what we have. Can you organize this in the best? You know, can you organize our our events this this can you organize our events this month to have the, like, the most max efficiency? And it'll tell you, like, okay.
Brandon Duncan:Well, you should try to rearrange this this day because we to both take my wife and my schedule. Yeah. It'll do stuff like that. So we use that. I use it at home for, like, anything outside of real estate.
Brandon Duncan:I put it in for, like, you know, just ask a question. Like, if I get an email from a, this is fun, from like a family member, I'll be like, hey. Respond to this. You know, you'd be like, I I just like, hey. I copy and paste it in, say respond to this email using this tone, and then it'll just copy and paste it back.
Brandon Duncan:So, no. I have it to where it's in a draft or I can just resend it. So and and that's the thing too. You can control it to where it sends out automatically or just creates a draft and then you send it later. So you can do that too.
Brandon Duncan:The agent takes over when we try to get it booked on the calendar. So, like, we get it booked on the calendar, we call, but we also call to with the AI too. So it's not like you get out of calling. It's just more of a safety net to know that for sure the lead was called. So the a our agents still gotta make their calls.
Brandon Duncan:They get their leads in round robin. You still should call, you know, in always some hour or two hours a day of calls, you know, and to get in our system, but the AI is calling in the background. So it's not like, hey. We're just gonna tee up everything for you. You don't have to do anything, which will be nice, but most agents will love that, but we try to still make them work.
Brandon Duncan:You talking about, like, calling at the exact same time? Yeah. Yeah. So, basically, what happens with that is it comes in as a transcript. You have a recording link or you have, like, the written transcript of what was said in the call, and it sends it to into the notes section.
Brandon Duncan:I saw a hand over here. Yep. Yeah. So you can do that. It it will take it's a little more of a build out to do so.
Brandon Duncan:But what you can do is basically that's like a personal assistant. And you can say, there's a company that this guy had just he just demoed this. But it'll say, hey. Brandon text me yesterday at two asking about this. Can you go in and see our last history of conversations and what we talked about and respond to his message?
Brandon Duncan:And it'll actually go into the CRM, put the message in there, and then respond to it via the CRM just when you talk into it or type it into your chat window. So you can do that because that's that's a more of a it's a hard build out was a more of a easier use case that you can do AI. Because it's just at that point, it's just text in and text out, and it's just in the webhook to to the the CRM. You can you can bill that. It's just a matter of the FUB will allow you.
Brandon Duncan:So the one I built in in GHL, it basically takes the transcripts and the conversations throughout the day. And let's say you wanna move in six months, John wants to move in three months. It'll basically move those leads to the different stages. Like, once a day, it'll update by the AI in the background just running to update and move those to the right stages, I don't have to go in and do it. So if the agent doesn't do it in in GHL, it'll automatically do that.
Brandon Duncan:The only thing with that is that that uses a lot of the API calls with g ChatGPT because it's looking at a lot of leads, so it could get expensive to do that a lot. Any other questions? That was retail, but that was with a cloned voice. So you you can go to 11 labs to do voice cloning, and you can clone your own voice. So they have a professional one.
Brandon Duncan:They have a one that is is it's called like a quick like a quick and dirty one that they'll do. It's like you just put one minute of audio and then just build you one really quickly. So you can do the professional one, which that one it actually goes in and finds the texture of your voice. They make you do thirty minutes of high quality video. I mean, audio of you talking in, like, basically, like a soundproof room.
Brandon Duncan:If the audio is not good, they won't process it. So and you can actually have it sound exactly like you. You'll basically just have a Team Chat GPT account and then just have it, you know, connect to that because you can't take it out of Chat GPT. That's the thing. And they don't allow you to put a wrapper over the main ChatGPT, so you still have to use it.
Brandon Duncan:So it'll just basically be, like, your ChatGPT account, and then you just say, hey. Go here and, you know, role play. Take that scenario that you got, put it into the role play GPT until it give the output of what it you should say. Through yours. So you can just have, like, a link that goes to it.
Brandon Duncan:That makes sense. It'll be your ChatGPT account. Yeah. It'll just be a link in your, like, Internet that'll open up to ChatGPT. Yeah.
Brandon Duncan:The channel on my website is through a company called Assistable.ai. And so it's basically it's the company that we use to work to build out the custom stuff on it. So it comes in and just basically it's called chat completions with ChatGPT. And so whenever a user responds, it sends the API call to ChatGPT and it has a response back. That one that one is good and bad because people don't like the pop up sometime, but it does work.
Brandon Duncan:Like, you'll get people who will talk to the AI but won't sign up on your website. And so we've gotten leads that way. Like, this past month, we've gotten three. One was, like, 925,000 buyer. We got a $600,000 buyer.
Brandon Duncan:And then one guy, he's looking in the future, but they did not sign up on the website. They just talked to the AI. And the AI took their information and input it into the CRM. Oh, assistable AI. Assistable AI.
Brandon Duncan:And it's going that is actually assistable is going through GHL. So GHL is like the wrapper for assistable in that. So and you can do this without so that stuff is expensive. You can do this in n eight n, and n eight n will allow you to build this agent, build a widget, and maybe one day we can do a webinar on how to do that. Yeah.
Brandon Duncan:Because a lot you can get into a you can get into a very expensive with softwares too to do certain stuff. But like with n a n, you can actually build a chat widget, put that chat widget on your website, and it works, and that is probably $20 to do so. Where if you go and somebody else does it, it can get really expensive. So it's just a matter of like, you know, going out researching and seeing exactly what programs or what you're trying to do too as well. If you just want something basic, then that's perfect.
Brandon Duncan:But if you want something advanced where it's, you know, taking information, reading, you know, like the vision one where it's actually reading documents and stuff. Because you have something that you can do like solar. Like, you can take a picture of your house. It'll give you a solar quote for your roof by just using the chat. So it's just different things than what you're trying to do.
Brandon Duncan:If you're just looking for something that's very basic and just wanna chat, then you can go to those softwares as well. Any other questions? NC. Yep. But back to our original prompting.
Brandon Duncan:Yeah. Yeah. And another thing too, Thomas, with getting no AI, get your information online because what AI is doing now is that it'll pull people from different programs and actually give you their recommendation. Like, even Karen. I just can't I'm no Karen from YouTube.
Brandon Duncan:But if you ask Chad GPT on certain YouTube stuff, it gives you her name. So think about that. That's because she has a really big following on YouTube. She's done a lot of YouTube videos, and it's like it's like, hey. Give me a great real estate agent that does YouTube who's popular.
Brandon Duncan:It'll pop up her name and certain some other names and stuff too because it's built on that. So that's why you wanna get your stuff on there online, get your presence up. Don't be a, you know, closet agent as they like to say, stuff like that. So you wanna build your presence a lot too. Go ahead.
Brandon Duncan:Yep. That's a good question. I have to come back on that. That is something I I have seen that too where they do more. They're pushing the AI stuff a lot more now.
Brandon Duncan:Yeah. But I would say keep doing what you're doing right now, but I I don't have, like, an exact way to change that. But it will pull up people who are popular in the space on the AI system. Just like you gave all my information.
